How to submit a request?

To submit a maintenance request, go to the Property Meld website through your tenant portal page. If it is after hours or on the weekend submit a request through Meld and then call us at 717-947-3900.

What is considered a maintenance emergency?

How long will it take for repairs to be completed?

Emergency Repairs:
Response within 4 hours, completion as soon as possible.

Urgent Repairs:
Response within 24 hours, completion within 48 hours if possible.

Routine Repairs:
Response within 48 hours, completion typically within 7 days.

Will I be notified before someone enters my unit?

All work orders are tracked through Meld. Unless it is an emergency, you will always be notified at least 24 hours before someone comes.

Do I need to be home when maintenance comes?

No, you can select that you do not need to be present when a request happens. Maintenance will bring a key and complete the work. If we do not have a key on file, we will request a copy to be made.

Can I hire my own contractor or repair person?

Yes, but you will be responsible for the bill.

Who is responsible for changing light bulbs, batteries in smoke detectors, HVAC filters, etc.?

Residents are responsible for all of these.

What should I do if I smell gas?

Call 911, exit the premises, then call Trademark 717-947-3900.

What do I do if plumbing is overflowing?

Put in a maintenance request through Property Meld. If it is after hours, put in the Work Order request and then call 717-947-3900.

My air conditioning/heating isn’t working — what do I do?

Put in a maintenance request through Property Meld. If it is after hours, put in the Work Order request and then call 717-947-3900.

Who do I call if the power goes out in my unit vs. the whole building?

Check the breaker in your unit or in the basement. If basement is locked, put in a maintenance request through Property Meld. If it is after hours, put in the Work Order request and then call 717-947-3900.
